Selling a home is not always easy, and it can get even more complicated if you do not know the extent of seller closing costs in Arizona. As a seller, it is important to fully understand what closing costs entail plus any additional seller concessions before proceeding with the final sale. 

Buyers will typically ask for a contribution towards the closing costs, whether that is a dollar amount or a percentage of the sales price. While closing costs are approximately 1% of the sales price, the seller has the power to decline to pay any closing costs or use it to their advantage during the negotiation process.

Here are some of the costs associated with selling a house in Arizona:

Homeowner Association fees: 

If there is a Homeowner Association (HOA), there will usually be HOA transfer fees associated with the closing of the house. HOA transfer fees include any unpaid fines or community CCRs. These can be paid for by either the buyer, seller, or split between the two. 

Property Tax:

Any unpaid property tax through the last day the seller owns the house will be a part of the closing costs. This money owed cannot be waived, however ask your title company if you qualify for any discounts they may have available for this.

Recording Fees: 

Recording fees help ensure that the sale of the property gets recorded with the county. This records the legal transfer of ownership from the seller to the buyer. Recording fees can range anywhere from $30-$60.

Mortgage: 

While the mortgage is not technically a “cost” of sale, it is a debt that is paid at closing, and will usually be the largest closing cost on the settlement statement. This debt must be paid before the transfer of ownership.

Third Party Fees: 

Title companies typically “bundle” their fees in one lump sum in Arizona, but this remains community-specific. Real estate commissions and title insurance policies for the buyer also will be a part of third party fees.
